What a buyer's advisor actually does
Most people buying abroad start on the portals, contacting a different agent for every property — each one focused on closing that particular sale. It's hard to tell who is actually looking out for you, or whether the price in front of you is fair.
That's where I come in. You engage me as your advisor, and I work to your brief: defining what you actually want, searching the whole market (including properties that never reach the portals), inspecting with a critical eye, checking the legal and structural reality, and negotiating on your behalf. When something is wrong, I say so — even if it ends the deal.

How a purchase unfolds
Listen
We start with a conversation, not a property. What's the home for, what matters, what's the budget — including the true all-in cost, not just the asking price.
Search
I scan the whole market across the Costa Blanca North, including quiet, off-portal opportunities, and bring you a shortlist worth your time.
Inspect
We view together. I look past the staging — orientation, build quality, noise, legal status, what it will really cost to run and improve.
Verify
Lawyers, due diligence, NIE and banking, licences and registry checks. We confirm the property is exactly what it claims to be before any money moves.
Negotiate
I negotiate on your behalf, using twenty-five years of local pricing knowledge to reach a number you wouldn't reach alone.
Complete & settle in
Notary, signing, utilities, and — if you wish — renovation, interiors and relocation handled by the same hand that bought it.

Plain truths
The things no one tells you up front
Budget for ~10–13% on top
Taxes and purchase costs typically add 10–13% above the price (more for a new build). We plan for the real figure from day one.
The notary doesn't protect you
A notary confirms that signatures are valid. They do not check whether the property is a good or safe purchase. A lawyer protects the buyer — and I insist on one.
The cheapest deal can be the dearest
A low price often hides legal irregularities or building problems. I'd rather lose a sale than let you inherit someone else's mistake.
